Estimating, Purchasing & Warehouse Specialist
Golden Rule Builders is looking for an organized, detail-oriented, construction-minded person to join our team as an Estimating, Purchasing & Warehouse Specialist
This is a full-time role in our Estimating & Purchasing Department. It is a great opportunity for someone who enjoys construction, details, materials, pricing, vendor communication, and helping projects move smoothly from estimate to production.
This position is both a support role and a growth-track opportunity. The right person will provide immediate value through accurate follow-through, organization, and communication while also developing the knowledge and judgment needed for future growth.
Lead Carpenter
$62,000-$90,000 + Performance Bonuses
Lead the creation of custom dream homes as our next Lead Carpenter! Manage 1-3 simultaneous projects while splitting your time between hands-on carpentry (50%) and supervising teams and trade contractors (50%). You’ll be the primary client contact, ensuring our 39-year tradition of trust and quality continues with every project.

Description of Work
You’ll work directly with our Small Projects Division Manager to complete a wide variety of residential repair and maintenance projects, including:
- Trim carpentry & light framing
- Drywall repair & patching
- Interior/exterior painting & caulking
- Tile repairs
- Door & window installation
- Basic plumbing & electrical work
You’ll also:
- Maintain clean, safe, and organized jobsites
- Communicate daily progress with clients
- Support project setup, execution, and completion

Requirements:

What You’ll Do
In this role, you will support estimating, purchasing, vendor communication, warehouse organization, and project preparation.
Responsibilities will include:
- Assisting with estimates, pricing, quantity takeoffs, and project budgets
- Helping maintain current pricing, parts lists, assemblies, and estimating templates
- Preparing and processing purchase orders
- Following up on outstanding orders, delivery dates, and vendor questions
- Communicating with vendors and trade partners about pricing, availability, lead times, and order status
- Supporting internal project handoffs from estimating/purchasing to production
- Helping keep department records, spreadsheets, files, and project information organized
- Supporting improvements to estimating, purchasing, warehouse, and vendor communication processes
A key part of this role is also warehouse ownership. You will help ensure materials are received, checked in, labeled, tracked, staged, protected, and not lost in transport. You will help keep the warehouse clean and organized and manage overstock inventory so materials can be reused on future projects whenever possible.
What We’re Looking For
We are looking for someone who has:
- Positive attitude, a strong work ethic, aptitude and desire to learn, and being a team player are core requirements for this role.
- Two to five years of experience working in residential construction.
- Working knowledge of construction materials, terminology, pricing, and sequencing.
- Ability to read blueprints.
- Interest in learning and applying technology, automation, and AI supported tools to support department growth and improvement.
- Strong organizational skills and attention to detail.
- Ability to manage multiple priorities and meet deadlines.
- Ability to communicate professionally with vendors, trade partners, field staff, and internal team members.
- Proficiency with Microsoft Office.
- Experience with Sage Estimating, Buildertrend, or similar construction software preferred but not required.
- Interested in growing into greater responsibility over time
In addition, the Warehouse Specialist role requires the following:
- Stand, walk, bend, reach, stoop, and climb short step ladders as needed to inspect, organize, label, or retrieve materials.
- Lift, carry, push, or pull materials, boxes, and supplies up to 50 pounds occasionally.
- Safely move or help coordinate movement of larger or heavier materials with assistance or proper equipment.
- Experience operating a forklift is preferred but not required.

Responsibilities:
- Convert sales leads to design contracts, then construction contracts
- Give clients a FUN and enjoyable design experience!
- Meet set sales volume and margin quotas.
- Work in a team environment, utilizing resources within the team to close sales. This includes working with the estimator, interior design specialist, architecture dept, production manager, and other salespersons.
- Work within set company processes.
- Guide the design phase and ensure it meets the needs and goals of the client
- Write construction contracts
- Effectively communicate all pertinent information about a client’s project to the Production Team for a successful build.
Requirements: Experience
- In-depth knowledge and experience with residential remodeling including:
- Recognize and identify structural elements and utilities in an existing home that will be impacted by the remodeling
- Experience working with the “unknowns” behind the walls
- Familiarity with the costs of residential construction (costs of materials, labor required, etc)
- Firm grasp of the residential construction processes
- Reading and understanding blueprints
- Construction field experience preferred.
- Sales experience preferred but willing to train the right candidate.
- Site experience related to building new homes preferred but not required (I.E. house location, zoning requirements, environmental health requirements, etc.).
Requirements: Soft Skills
- An eye for residential design and ability to guide clients thru both the practical and the aesthetic part of residential design.
- Exceptional ability to work well with clients, leading them thru a process that likely involves “once in a lifetime” decisions.
- Must be a genuine team player and be able to juggle multiple priorities and work well under pressure.
- Competent in using Microsoft software and desire to learn new technology as needed.
Salary: Base salary plus commissions (approx. 50/50 split)

Hours: This is a full-time salaried position with regular office hours Monday thru Friday. Occasional evening or weekend work may be required.
- Skilled Carpenter to complete interior trim, cabinet installations, demo, light framing, and other construction tasks for custom residential construction projects.
- This position also assists the Lead Carpenter in supervising custom new homes and remodeling projects and does require some Job site management skills.
- Must have a good driving record, strong work ethic, ability to work well with others in a team environment, and a desire to learn and advance.
- Salary: $24 to $30 based on demonstrated skills and experience, plus potential for performance-based bonuses. Full benefits package including tools, vacation & holiday pay, health and dental insurance, and retirement plan.
Lead Carpenter to manage 1 to 3 custom new home or remodel projects simultaneously, being the primary point of contact for the client while completing carpentry work and managing on-site activities of fellow employees and trade contractors.
This position is expected to supervise approximately 50% of the time and wear a tool belt 50% of the time.
Must have in-depth knowledge and experience of residential construction, a good driving record, strong work ethic, ability to work well with others in a team environment, and a desire to learn and advance.

What You’ll Do
As our Director of First Impressions, you will help create professional, friendly, and welcoming experience for clients, vendors, employees, and guests. Your primary focus will be front desk coverage, phone calls, visitor greetings, lead intake, client meeting readiness, and daily office support.
Other responsibilities include:
- Management of Opening the office and preparing the front desk for the day
- Answering and routing phone calls
- Greeting visitors and clients
- Receiving and entering new client leads
- Scheduling follow-up calls and sending confirmations
- Management and update of GRB’s client survey system (GuildQuality).
- Updating Yodeck/front foyer communication
- Keeping the front office, showroom, and meeting spaces visitor-ready
- Maintaining office hospitality items such as coffee and supplies
- Coordinating routine IT troubleshooting with our outside IT provider
- Supporting routine administrative tasks as assigned
This role is not expected to be a technical IT expert or mechanic, but it does require strong follow-through, organization, communication, and coordination.
