For over 37 years, Golden Rule Builders has been transforming visions into reality across northern Virginia. This historic Sears & Roebuck home in Middleburg presented a unique opportunity to honor the past while creating a modern, functional space for the Makay family.
The Makays purchased this rare 1923 Americus model Sears & Roebuck catalog home in 2022, determined to preserve its historical significance while updating it for modern living. After successfully completing a 1,000-square-foot addition for the family, Golden Rule Builders was entrusted with transforming the compartmentalized kitchen into an open, contemporary space that would complement the home’s century-old character.

The Golden Rule team, led by Project Manager Tom Hambleton, carefully removed interior walls while preserving the original exterior structure. A significant challenge included removing an unused chimney built with historic stone and mortar techniques rarely seen today. The installation of a substantial support beam, weighing over 3,000 pounds and brought in piece by piece, enabled the open floor plan while ensuring structural integrity.

My family recently had the pleasure of working with Golden Rule Builders for the second time, and I couldn’t be more pleased with their exceptional service.
