Our Design Process

Discover Your Vision
We will discuss the project scope and your design style. Photos will be gathered to help determine style requirements and desires. Inspiration imagery will help depict layouts, materials, or ideas.

Architecture: Conceptual Layout
GRB’s in-house designer will be focusing on the layout first. This will help to develop a functional space. All these layouts are conceptual and will require final approval by you, our client.
Conceptual designs may include:
- Aging in place concepts
- Impact of grade and access points • General layouts of each space.
Various options may be proposed.

Architectural Construction Documents
In this phase, details of the layout will be refined. While the designer may make suggestions, you are an integral and interactive part of this process.
- Functionality and efficiency of each space
- Cabinet specifications and placement
- Plumbing and electrical fixture

- And more!

Interior Design Selections
Once the layout has been finalized, material and finish selections will be made. This includes exterior finishes, doors & windows, cabinetry & countertops, tile & flooring, plumbing fixtures, etc.
- Some of this may occur during preliminary layout discussions.
- Documentation is vital to executing an efficient construction project, as it helps avoid mistakes in the field once construction begins, or misunderstandings about final selections. Our online portal documents all the selections you make with an accompanying photo.

Project Buyout
Once all decisions have been made, our estimating department will seek out the best pricing from our trades and vendors for your project. This process can take 1-2 weeks for smaller projects or 2-4 weeks, or longer for larger ones.

Pre-Construction Meeting
A meeting between your salesperson, designer, and lead project manager(s) will take place after the design and development phase is complete and the contract is finalized. At this meeting we will review the entire project together and answer any questions or concerns.

How it All Started
Joel Barkman built the first Golden Rule home in Fauquier County over 37 years ago. Golden Rule Builders has continued to build a reputation on trust, integrity, and community. What began as a vision to create homes with exceptional craftsmanship has blossomed into a luxe custom home design-build firm on a mission to beautify Virginia, one home at a time. Our company’s name is derived from the biblical principle: “Do unto others as you would have them do unto you.” We conduct our business by this principle daily, ensuring every decision, service, and product is incorporated with fairness, honesty, and integrity.

Joel is the President/Owner of Golden Rule Builders, Inc. a Design-Build firm and Golden Rule Lifestyles, a more traditional build firm in Catlett, Virginia. Joel built the first Golden Rule home in Fauquier County over 38 years ago. Over the years he has continued to build a reputation for quality, service, and community involvement. Joel has been named the Builder of the Year by the Northern Virginia Building Industry Association (NVBIA), Businessperson of the Year by the Fauquier County Chamber of Commerce and attained the “Big 50” Award from Remodeling Magazine.
Joel and his wife Patty have five children and are active members of the Dayspring Mennonite Church where Joel also serves as an Elder. He is also board chair for Fauquier Hospital, Laurel Ridge Community College, New Horizons Ministries, Good Life Ministries, Warrenton Business Group, and is a “Active Life Director” for NVBIA.
As a leader in the Green Building, Living-In-Place and Solar Energy movements, Joel has been involved in creating vision and responsible building practices in and around our community. His efforts include sustainable design models, healthy living alternatives, Universal Design concepts, and environmental stewardship initiatives — all of which help make for a stronger, cleaner, and safer community.
Hannah manages the financial side of the business. She holds a Bachelor’s Degree in Business & Accounting from George Mason University and a Virginia CPA license. An avid bicyclist and outdoor enthusiast, she resides in Fairfax County.
Greg joined the Golden Rule Team in October 2019 and brings over 35 years of construction experience to the table. He has a diversified background ranging from working in the construction trades to working with the nation’s largest homebuilder. He brings with him a unique perspective having worked in the millwork industry for several years as well. He currently resides in Frederick County with his wife Tracy, one daughter, four granddaughters and a menagerie of pets.
Sean: Over the course of my 26 years in the architecture and construction industry, I have come to appreciate the complexity of our vocation! The service we provide to the public by designing and building beautiful and safe environments is a bedrock of our country. However, our industry has lost some of it’s original focus in crafting holistic communities where all aspects of the environment work together to benefit the whole of society. Instead, we focus on the individual building, the statement we want our art to make, or maybe even just the easiest and quickest way to get the project done and move on to the next one. Architecture should be about crafting solutions to the built environment that solve not just our clients immediate needs, but provide another piece of the framework for healthy and sustainable communities. In a large sense, all of us should have this as our goal. By working together regardless of our individual professions, we can create a world that allows everyone to have success. I’d like to be part of that.
Jerry oversees your new home or remodel project, communicating each step of the project with you and keeping your project on schedule and on budget. He has more than 15 years of experience in the construction industry and resides in Fauquier County with his wife Mary Lu and 4 children.
Dennis joined the GRB team in 2000. With more than 20 years of experience in the home improvement industry, Dennis has a broad range of experience in both the design and construction phase of remodeling projects. He and his wife Carna have five children and are active members of Dayspring Mennonite Church.
Devin is our GR Lifestyles Manager and Architectural Designer. He enjoys Baseball, Basketball, and playing Guitar on his church’s Praise Team.
